  1. What I noticed is the older buildings , have more square footage and can be generally cheaper to rent , however , the details of the place and area will determine the price

  2. You're right man prices have went sky high, I was looking before the pandemic and it was way cheaper. Jomtien used to be cheap now its what the price of Central Pattaya used to be & Central Pattaya is what some places in Bangkok are. Good thing the market is flooded with properties so there will be deals coming soon. Glad you got a good spot man, I am really happy for you.

  3. Get what done ? It would be next to impossible to spend 5000 US in Pattaya. Don’t understand your low middle high reference. Is that with rent ? What is anybody spending 3 to 5K on? A more reasonable budget would be around $2500. Who, in there right mind, would travel half way around the world to spend 5K after they retire? May as well stay in LA where I spend $2200 per month on a rented Condo … or move to freaking Cleveland … lol. The attraction to Thailand is quality lifestyle at affordable prices.

When prices were going up in LA, I was surprised that it was skyrocketing around the U.S.A. too, even in smaller cities. My wife just purchased some land in the Philippines and it was way more than I expected. I now realized that real estate has increased significantly across the globe, and with foreigners moving to popular places like Thailand, Philippines, Bali, Vietnam…etc, prices are skyrocketing there too because of bidding wars. It's the foreigners that are causing the major price increases, but that's not a bad thing either.

  7. Thanks for the video keep doing your thing but I do believe you should say per month at the end of the video when you talking the costs for us soon to come to Thailand travelers. Because did you talked renting cost per month or buying cost per month at the end of the video when you say things like "The Cost of Accomidations" 8:40 "you can get a 1 bedroom appartement what will cost you around 10-25k baht = $300 / $700" etc. ?

  8. Very Interesting, as I was thinking… If I moved there I would put @ 250-300K on a place. Then have a budget around @ $6K for everything else. (Utilities, Food, Insurance, Clothing, Night Life, etc.) Glad to know my budget looks to be right.

  10. Richie Mac said that a LOT of people asked how much he paid for his condo? I think it is a personal question myself. A better question would have been how do you purchase properties in Thailand with NO FINANCING?
    One way is to have built up your portfolio prior to coming to Thailand and to have an income as well.
    One can liquidate assets or refinance properties. If you try to refinance, make sure you have equity in the property, good credit, pay your taxes and be able to have the sufficient income to pay the new mortgage after the refinancing.
    There are other ways, but that is one way to pay CASH for property in a foreign country.

  11. From an engineering perspective, you can gut an old building for aesthetics but those old building have foundations built with old building codes. They are very susceptible to severe earthquake damage. I wouldn't invest in a refurbished building unless you see them doing foundation reinforcements.

  13. That is all wonderful, but what is more important is having James add a little ketchup on his pizza. You've been to Brasil and I hope enjoyed our rodizio, no sauce on the steak, but here in the US I can honesty tell you that tangy South Carolina sauce on some ribs is amazing. Kind of like ketchup on pizza, so lets get James to try it, I swear I heard him saying he'll try something at least once lol.
