    1. . Stay away from homes close to vineyards, crops, big cattle gathering, poultry and pig farms( pollution) windmills( constant noise), 400000 volts power lines( noise and electric interferences), rivers, nuclear power plants, trains lines…(noise again…)
      . Double-check if the property is built in a region that can be flooded…( 40% of the territory today can be flooded at times…unfortunately.)
      . Ask how much is the property tax Per year !!!…(the more expensive, the poorer the city is in most cases, to compensate the lack of economic activities, cities charge more on property taxes )
      . Ask how the sewage system is installed or it’s age !!!!…(€ 25000 as an average to have it replaced…)
      . Check for the condition of the roof…
      . Check how far is a bakery, a doctor office, a supermarket…
      . Check what type of internet is offered ?!…( not all the territory is covered by a good power link, problem which should be solved in the coming years though)

    2. Check for asbestos, termites, lead paint, dampness coming up from ground lever- it means water table level very high – your house will be damp. If you are buying in a town like villeneuve-sur-lot watch the town taxes we were quoted 3509 per year and it increases yearly! Despite the town sewage treatment system not up to European standards there was a clause in contract that we would lay a pipe at our cost from the sewage connection in our proposed property to the public path. Despite there being nothing in place to connect it to. In addition there were clauses that said we would have to share in the cost of town sewage system if and when it was eventually replaced. The reasoning behind this was that town folk did not pay for yearly service and f septic system however town property pays at least double taxation! We were also being asked to contract u to paying for the upkeep of the town dam! Needless to say we didn’t sign contract.

    3. My advice ask notary for contract in advance to examine clauses n costs for involved. It made me think if all ‘new buyers’ are being contracted into replacement/upgrades on town systems whether sewage or dams dies that mean as we are contracted are they being unfairly treated as other residents do not carry this liability. It’s seems very discriminatory, we were told by a number of different selling agents that the French authorities turn a blind eye to non compliance septic systems as it would be very unpopular with natives to insist they comply with European standards. That being said a not of natives could potentially not afford to pay 25,000 to upgrade their systems . But they are insisting new buyers do so.
