FOR SALE: 1848 Plantation on 240 acres!

Richland is the kind of Southern estate that feels almost impossible to recreate today. In this episode, we tour an extraordinary circa 1848 historic home set on 235 acres in historic Church Hill, Mississippi, just north of Natchez along the legendary Natchez Trace. Surrounded by rolling pastures, towering hardwoods, ponds, creeks, and some of the most breathtaking landscape in the South, Richland is a rare blend of antebellum architecture, sporting estate, and private retreat.

The approach alone is unforgettable. A live oak canopy entrance, complete with a historic gatekeeper’s cabin, opens into a winding drive lined with mature hardwoods and blooming azaleas before revealing the stately brick residence sitting proudly atop the highest point of the property. Built in 1848, the home is a remarkable example of Greek Revival and Southern plantation architecture, featuring a full-length columned front porch, massive 13 to 16 foot ceilings, formal parlors, historic proportions, and beautiful natural light throughout. Brick construction of this scale was exceptionally rare for the period, making Richland architecturally significant from the moment it was built.

Inside, the 6,500-square-foot residence balances historic character with thoughtful modern restoration. The home underwent a major renovation in 1990 and was featured in publications including Architectural Digest and House Beautiful, while the current owners have continued extensive renovations over the last five years. Original architectural details blend seamlessly with curated antiques sourced from France and across the American South, creating interiors that feel layered, authentic, and deeply connected to the history of the property. One of the most remarkable surviving elements is the original detached brick kitchen, now converted into guest quarters while preserving a rare piece of antebellum domestic architecture.

Beyond the architecture, Richland is a true Mississippi sporting estate and wildlife property. More than 70 acres of fenced pasture combine with mature hardwood timber, rolling topography, five ponds, and a substantial creek system flowing into Cole’s Creek and ultimately the Mississippi River. The land supports trophy whitetail deer, turkey, dove fields, fishing opportunities, and thriving native wildlife habitat, while extensive plantings of camellias, magnolias, palmettos, herbs, and azaleas create an almost cinematic Southern landscape.

Richland represents something increasingly rare: a historic Southern estate where architecture, land stewardship, history, recreation, and beauty all exist together in one place. Whether you love historic homes, Greek Revival architecture, Mississippi estates, sporting properties, Southern history, or simply dream of escaping the modern world for something quieter and more timeless, this is a property you will not want to miss.

    1. Love seeing these beautiful properties. Could be a fabulous place if the correct furnishings were used. Amazing having 240 acres. Great video. Thank you so much for sharing.

    2. I really appreciate this property, it goes without saying a treasure. I love the little gatekeeper's cabin,my grown daughter loved that, too. All the beautiful blooming shrubs ah,it's a dream! As always thank you for the tour. We are uniquely fortunate to fill our eyes with these grand living spaces and properties.

    3. Such a beautiful home that has so much charm and looks so livable for a modern family. Rusty and Peanut are just the cherry on top of this stunning property!

    4. There are so many eras represented in this one house. It is so confusing. The house as a whole is so beautiful but go into the "kitchen" and the bath on the first floor and you're immediately transported out of 1848 and into the 21st century. There is only 1 room in this house that looks like it is close to era of the house and that's the bedroom upstairs with the draped canopy bed. Besides the couch and the low back modern chair, it looks beautiful. Then you move to the next room and suddenly we're in 1955. 😅 My goodness. The rooms in this house have every identity of the eras this house has lived through. And it's a lot.

    5. LOVE! Living there would be traveling back in time and experiencing the peacefulness and slow lifestyle it evokes. Oh, how I wish I could live there however I'd build a stable and pasture too and take scenic rides.

    6. My favorite is the kitchen/laundry house because the exterior was left original. I also learned about that setup and why it was done.
Not to mention those adorable pigs, but it would make a great animal sanctuary.

    7. I was fortunate enough to learn from the best how to make custom copper molds for casting plaster crown moldings. I loved restoring late 1700 early 1800 Federal in New York. Surprised you didn't mention those gorgeous pocket doors. Beautiful property ❤

    8. omg I'm obsessed with how some of these rooms are decorated. So stunning. This home feels so relaxing and cozy. Not too formal and overly stuffed. Modernized very tastefully imo. Still feels vintage & timeless, and blends nicely.
